Amenities are extensive: a large two-story clubhouse, indoor and outdoor pools, fitness and aerobics studios, craft rooms, a ballroom, pickleball and tennis courts, bocce ball, a softball field, dog park, gardens, trails, and even a fishing pond. There are more than 100 clubs and activities, which is why this community ranks so high for social retirees.
Location is another plus. You’re minutes from I-85, Northeast Georgia Medical Center in Braselton, grocery stores, and restaurants. Home prices generally range from the mid-$300s into the $700s.
Del Webb at Château Élan (Hall & Gwinnett Counties): Best for Newer Homes and Resort Access
Just minutes from Deaton Creek is Del Webb at Château Élan, which ranks higher for newer construction and modern finishes. Built starting in 2018, this community includes around 784 detached ranch homes with open layouts and low-maintenance exteriors.
Homes typically range from about 1,300 to 2,500 square feet. Amenities follow the classic Del Webb formula: a clubhouse, fitness center, indoor heated pool, outdoor resort pool, arts and crafts spaces, pickleball, tennis, bocce ball, and a full-time activities director.
One key difference here is taxes. This community spans Hall and Gwinnett counties, which matters. In Gwinnett County, seniors receive a school tax exemption at age 65, while Hall County’s exemptions phase in later. That said, Gwinnett’s overall tax basis is higher, so the difference often balances out.

Jackson County recently expanded its senior homestead exemption, but income limits still apply, and long-term tax savings are generally more favorable in Hall or Forsyth counties. Cresswind at Lake Lanier (Hall County): Best for Lake Lifestyle
If lake access is your top priority, Cresswind at Lake Lanier ranks highest in that category. Built between 2007 and 2020, this community includes around 934 homes with one-level designs, often with basements or lofts.
The setting feels wooded and private, and amenities are comparable to Deaton Creek and Château Élan, including a large clubhouse, indoor and outdoor pools, fitness facilities, arts and crafts spaces, and a community marina with direct access to Lake Lanier.
