Relocating to North Metro Atlanta? Cumming, GA, might be the perfect place to call home! This growing community in Forsyth County offers excellent schools, convenient access to Alpharetta, and beautiful neighborhoods that give you more for your money compared to some of its neighboring cities. Why Cumming, GA? Forsyth County was recently ranked the second-best county in Georgia for families, and it’s no surprise why. Many people initially look at Johns Creek or Alpharetta when moving to the area, but Cumming provides an excellent alternative—especially for those who want more space and newer homes while staying close to work and amenities. For example, a family relocating from out of state needed a home with easy access to Alpharetta for work, proximity to a hospital for a future job, and a top-tier school district for their young children. With a $750,000 budget, they found that their money stretched further in Cumming than in Alpharetta, making it the ideal location for them. What to Expect in Cumming Unlike Alpharetta and Johns Creek, where many homes were built in the 1980s to early 2000s, Cumming has more options for newer homes and larger properties. While some areas may still have a rural feel, the city has been rapidly developing, offering a mix of new construction and well-established neighborhoods with fantastic amenities. Everything NEW Or Coming Soon to North Metro Atlanta In 2025
North Metro Atlanta, especially Gainesville, is experiencing significant growth, and there’s so much to look forward to in 2025 and beyond. From new developments to revitalized spaces, here’s a look at some of the most exciting projects shaping the future of the area. New Developments in South Hall A large-scale development in South Hall is taking shape on a 74-acre site off Friendship and Ridge Road. This mixed-use project includes plans for four commercial buildings, restaurants, a 100+ room hotel, 274 apartment units, 209 townhomes, and 65 single-family homes. The development aims to offer a “live, work, play” experience with rooftop spaces, outdoor seating, and a central plaza. This project is slated to start breaking ground soon, with an estimated cost of $155 million, set to be completed in 2-3 years. Alongside this, new retail options like Panda Express, Waterburger, and Arby’s are already adding to the area's offerings. New Growth in Braselton/Buford Area Over 100 acres in the Braselton-Buford area are primed for a transformative live-work-play development. Plans include 200 homes, a hotel, over 700,000 square feet of retail space, and even a senior living facility. This area, already home to developments like Del Web Chateau Elan, will soon see even more amenities and living options. Developers are currently interviewing potential partners to bring this vision to life. Revel Project in Winder Highway Area The Revel development off Old Winder Highway, spanning 512 acres, is set to bring over 1,500 homes, 500,000 square feet of retail, and a 175-unit hotel to the area. This project has been in the works since 2022 and is expected to take 6-8 years to fully complete. The developers have set aside 30% of the site for green space, adding a natural element to this massive development. Mundy Mill Area Expansion Mundy Mill, already home to a large residential community, is planning further development with up to 800,000 square feet of commercial space. While nothing has been officially proposed yet, the area’s rapid growth and the influx of new residents indicate that retail and restaurants will soon follow. New apartment complexes are also being developed in the area, indicating further demand for amenities. Gainesville Township: A Master-Planned Community Gainesville Township, a major new master-planned community just 3 miles from downtown Gainesville and 5 miles from Lake Lanier, is breaking ground with the Manor at Gainesville Township. This first phase will feature single-family homes starting in the mid-$500,000s. The entire community will span over 1,000 acres, with 2,300 residential units and 75,000 square feet of commercial space. In addition to homes, this development will offer amenities like a clubhouse, swim center, tennis courts, pickleball courts, and a disc golf course. Revitalization of Lake Shore Mall The Lake Shore Mall, which has long been underused, is in for a complete makeover. Branch Properties, the same developers behind Avalon in Alpharetta, will transform the mall into a vibrant indoor-outdoor, multi-use community with over 300,000 square feet of retail space. This development will also include apartments, townhomes, and a hotel. It promises to bring much-needed new businesses and restaurants to the area, providing a gathering space for locals and visitors alike. The Blue Ridge Connector Inland Terminal In addition to residential and commercial projects, Gainesville is also making strides in logistics. The Georgia Port Authority has approved a $127 million inland terminal project, known as the Blue Ridge Connector. This terminal will link Northeast Georgia to the Port of Savannah via a 250-mile railroad, offering an alternative to the congested tractor-trailer truck routes through Atlanta. This project, backed by a federal grant, will reduce traffic and improve the region's connectivity. KeyPoint The North Metro Atlanta area is poised for significant growth, and Gainesville is at the heart of this transformation. Whether it’s new residential communities, retail spaces, or major infrastructure projects, the future is bright for this thriving region. As these developments come to life in 2025 and beyond, they will not only shape the local economy but also enhance the quality of life for residents, making Gainesville an even more desirable place to call home. Keep an eye on these projects—they’re sure to make waves in the coming years!

One area of improvement would be their follow up responses for recommendations for contractors, businesses, etc in which Sarah's team offered assistance on twice in person and email. No response yet, but we moved on and found our own contractors.
